The Analyst, reporting directly to the Assistant Vice President, is responsible for assisting in the asset management of the portfolio of properties in funds sponsored by Inland Real Estate Investment Corporation and/or its subsidiaries in both the private equity and non-traded REIT industries.
The primary responsibilities will include assisting Asset Managers with financial analysis and projects. The Analyst will assist with the implementation of asset specific plans for driving the financial performance of the portfolios.
CORE RESPONSIBILITIES:
- Work closely with asset management, property management, operations, accounting, and due diligence teams to access information necessary to create and/or run various analyses used to enhance decision making.
- Work with Asset Managers to review annual operating and capital budgets for properties. Analyze proposed revenue, operating expense, and CapEx projections.
- Generate and/or maintain cost/benefit analysis for CapEx projects and property upgrade projects.
- Track progress of CapEx and value-add projects.
- Run monthly and quarterly operating statements and evaluate performance in comparison to annual budgets and original investment projections.
- Prepare hold/sell analyses.
- Assist Asset Managers with property dispositions including due diligence coordination, transaction management, and gathering and furnishing broker requested information.
- Create and track important metrics for assets and portfolios regarding performance fundamentals.
- Some travel required to conduct site inspections.
- Occasional (Up to 10% of the time) day, overnight and extended travel (1-3 nights) is possible.
QUALIFICATIONS:
Education:
- This position requires a Bachelor’s degree (B.A.) in Finance, Accounting, Economics, or Real Estate from a four-year college or university or equivalent professional work experience.
Experience:
- This position requires 0-1 years of finance or accounting experience, preferably in a real estate environment.
Skills:
- Self-motivated with ability to work both autonomously and with a team.
- Intermediate skills in Microsoft Word, Outlook, PowerPoint, and Adobe Acrobat are a plus.
- Intermediate Excel skills are required for this position.
- Thorough understanding of finance concepts such as NOI, cash on cash returns, IRR, present value, discounted cash flow is strongly preferred.
- Candidate must have good analytical skills and problem solving skills.
Annual Base Salary Range: $70,000-$75,000. This position is eligible to participate in the company’s annual discretionary bonus program.
