Position Overview:
The Assistant Project Manager will play a key role in supporting the planning, execution, and completion of real estate development projects. This role involves managing development projects from inception to completion, while working closely with senior project managers, contractors, architects, and engineers to ensure projects stay on schedule, within budget, and meet quality standards.
Key Responsibilities:
Project Coordination & Support:
- Assist in managing real estate development projects, ensuring timelines, budgets, and quality standards are met.
- Support entitlement processes, permitting, and regulatory approvals.
- Coordinate with architects, engineers, contractors, and consultants.
- Track project schedules, budgets, and deliverables, ensuring milestones are met.
- Attend project meetings, take detailed notes, and follow up on action items.
Construction Oversight & Field Coordination:
- Monitor construction progress and ensure compliance with project specifications, codes, and safety regulations.
- Assist in managing change orders, RFIs (Requests for Information), and submittals.
- Conduct site visits to track progress, document conditions, and report issues to senior management.
- Coordinate with general contractors, subcontractors, and vendors to resolve site issues.
- Ensure timely procurement of materials and review vendor invoices for accuracy.
- Help track construction budgets and cost-control measures.
- Assist in preparing punch lists and coordinating inspections for project closeout.
Financial & Administrative Tasks:
- Support budget tracking, invoice processing, and financial reconciliations.
- Maintain project documentation, including contracts, permits, and compliance reports.
- Assist in creating project reports, investor presentations, and status updates.
- Ensure all necessary documentation is collected for project financing and loan draws. Assist in preparing financial models, budgets, and cost estimates.
Qualifications:
- Bachelor’s degree in Construction Management, Real Estate, Civil Engineering, Architecture, or a related field
- Strong interest in real estate development and project management.
- Proficiency in Microsoft Office (Excel, Word, PowerPoint); experience with project management software is a plus.
- Strong organizational, problem-solving, and communication skills.
- Ability to manage multiple tasks in a fast-paced environment.
- Analytical mindset with attention to detail.
